Board Adopts Updated ACC Guidelines September 14, 2023 — The MOA’s updated Architectural Control Committee Guidelines went into effect September 14 after the Board voted 6-0 to formally adopt them. Members received a packet earlier this year that included a copy of the proposed revised ACC Guidelines, a letter from the Board requesting feedback, and highlights that explained major changes. The window for feedback was approximately one month. The updated ACC Guidelines are posted on the ACC Guidelines/Application page of this website. Manorwood’s July 4 Parade Draws Big Crowd July 4, 2023 — Thank you to all who participated in this year’s parade and potluck festivities on a beautiful sunny morning. In addition to the local firefighters, and dogs in costumes, and kids in red, white and blue regalia, we also had our first pair of unicorns along the parade route (aka Tom and Sheila Krause). They were a big hit. Kids shouted, “Unicorns!” A special thank-you to Stephanie Benson for organizing the event and Greg Dement for grilling hot dogs. Remembering Janet Fabling February 25, 2023 — The MOA is saddened by the loss of longtime Manorwood resident and board volunteer Janet Fabling. Janet passed away surrounded by her family and husband, Keith, who served for many years as MOA president. The Fablings relocated to Wesley at Tehaleh in Bonney Lake in 2021, and ever since then the Board has been trying to figure out how to do all that the Fablings contributed to our neighborhood. Many of you met Janet in her role as the Welcome Wagon. She delivered countless loaves of her “friendship bread” to new MOA members. She also served as the Board’s secretary and on Board committees. She was passionate about the trees of Manorwood! Even while undergoing cancer treatment, she carried on with her duties. Her grace, dignity and kindness will never be forgotten. A beautiful celebration of Janet’s adventurous life was held April 1 — and the final loaf of friendship bread was served. Keith requests memorial donations be made to Fred Hutchinson Cancer Center in Seattle. Josh Beloit New President of MOA December 8, 2022 — At the December meeting of the MOA Board of Directors, Josh Beloit, who was vice president, accepted the president position. Jon House is the new vice president. The Board unanimously approved Hillari Mohler as a new director to fill out the nine positions. Hillari is also serving as the MOA’s new secretary. The changes were necessary after the passing of Chris Wilkie. The full Board list is here. Santa to Visit the Clubhouse Dec. 10! Plus, Annual Food Drive December 10, 2022 — Santa and Mrs. Claus will be visiting the Clubhouse from 11 a.m. to 1 p.m. December 10. Please join us for hot cocoa, treats and fun activities. Remembering Chris Wilkie November 20, 2022 — With great sadness, the MOA Board of Directors regrets to inform members that our president, Chris Wilkie, passed away at home November 18. Please keep his wife, Dawn, their two daughters and his entire extended family in your thoughts during this difficult time. His touching obituary is here. Serving for the second time on the MOA Board, Chris steadily and humbly, and with remarkable kindness, led us through a difficult year. He quietly did more behind the scenes than we will ever know. The Wilkies arrived in Manorwood about 18 years ago. Chris was a graduate of Rogers High School in Puyallup. You probably saw him working on his vintage Camaro, his passionate hobby, in the garage. MOA Board Welcomes New Board Members and Secretary November 13, 2022 — During the enthusiastic Annual Meeting of the Manorwood Owners’ Association on November 13, homeowners elected three new directors to the Board and reelected three current directors. Mark Thurber and Aaron Grenlund, who previously served on the Board and then took a break, will serve three-year terms, as will Jon House, who joins as a first-time director. Current Directors Linda Dement, Cindy Hutchinson and Jennifer Reed were reelected to four-year terms. We are pleased to announce that Hillari Mohler has stepped forward to serve as the MOA’s secretary. She and her husband, Andrew, have lived in Manorwood for five years and have two young boys. Hillari will prepare agendas for the monthly Board meetings and record minutes. On behalf of the MOA, Hillari, thank you for taking on this important role. Look for more about Hillari in the winter newsletter! Homeowners Approve 2023 Budget November 13, 2022 — A unanimous vote of homeowners at the Annual Meeting approved the MOA’s 2023 budget. It includes a 10 percent increase in our annual dues/maintenance assessment. That is an increase of $74 per lot, for an annual dues of $774, or 193.50 a quarter. Board Votes to Accept Ballots on Amended BylawsIn a 7-1 vote on Oct. 7, 2021, the Manorwood Board of Directors voted to accept the 100 votes cast by owners for or against the amended Bylaws, as required by the original Bylaws. One Board member was absent and one voted to abstain. In a discussion prior to the Board’s vote, it was noted that the ballot form sent to owners should have been labeled as a proxy form instead of a ballot. Therefore, the motion to accept the ballots stated: “The Board has received and recorded signed and dated ballots directly from 100 Manorwood homeowners who voted to approve or reject the proposed amended Bylaws. The Board believes that the spirit of amending the Bylaws was upheld and that the homeowners cast their votes in good faith, believing that their votes would be counted. With 79% of homeowners voting to approve the Bylaws, which meets the required 75% threshold, the Board concurs with the homeowners that the Bylaws should be amended.”Homeowners Approve Amended Bylaws and CovenantsIn high voter turnout, and after almost three years of discussions, revisions, and reviews, members of the Manorwood Owners’ Association have approved the MOA’s updated Bylaws and the updated Covenants, Conditions and Restrictions (CC&Rs). The Board of Directors voted 7-1 to accept the ballots. Of the 114 lots in our subdivision, 100 owners cast votes. The Bylaws and the CC&Rs, which had not been updated in more than 30 years, were approved by 79% of owners casting votes, exceeding the 75% threshold required by the original Bylaws. There were 90 “yes” votes and 9 “no” votes. The separate chickens proposal received 44% approval, short of the required 75%, and did not pass. Owners were evenly split on chickens, with 50 voting “yes” and 50 “no.” Board Votes to Reinstitute Regular Fine ProcessThe MOA Board voted during its monthly meeting April 8, 2021, to end the hold on fines, which began during the early stages of the pandemic. The suspension of fines had begun Feb. 29, 2020, under the governor’s State of Emergency order as a result of the coronavirus pandemic. Although the state’s suspension of fines expired September 1, 2020, the MOA Board voted to continue its hold on imposing fines with our neighbors in mind. As the pandemic’s effects have apparently eased after more than a year, the Board has decided to return to the Association’s normal fine process.
